General Rental Terms and Conditions
RESERVATION
The contract is established based on the final booking. The reservation becomes effective upon receipt of the signed rental contract, accompanied by the required deposit on the total stay price, before the indicated date. A copy of the contract must be kept by the tenant. The rental agreement concluded between the parties may not, under any circumstances, benefit third parties, whether individuals or legal entities.
Capacity: Each contract is established for the maximum number of guests indicated. If the number of tenants exceeds this capacity, the owner may refuse additional guests.
RATES
Stay rates are not contractual and may be modified without prior notice. The contractual price is the one set at the time of booking.
a) The price agreed upon at booking includes:
- The rental of the furnished and equipped cottage from arrival to departure.
- The standard consumption of water, gas, electricity, and end-of-stay cleaning.
- Free access to leisure and outdoor facilities.
b) Options that can be added at booking or at least 48 hours before arrival:
- Bed linen, pillowcases, and towels.
- Gourmet dinner basket service, homemade and delivered to your cottage.
- Pets (maximum 3 per property).
- Firewood for the fireplace: €20 per evening per fireplace.
- Any additional services not mentioned above.
PAYMENT TERMS
A 30% deposit is required at the time of booking. The balance must be paid no later than 30 days before the start of the stay. In the case of a late reservation (less than 30 days before the rental period), the full rental amount must be paid at the time of booking.
PAYMENT METHODS
Accepted payment methods: bank check, bank transfer, credit card via Stripe, vacation checks for the rental balance, and cash during the stay.
USE OF THE PREMISES
The owner will provide accommodation as described. The tenant must ensure the peaceful use of the rental and use it in accordance with its intended purpose and house rules. Setting up tents or parking caravans on the property is prohibited. Upon departure, the tenant agrees to return the rental in the same condition as upon arrival. Any repairs, regardless of importance, required due to tenant negligence during the stay will be at their expense. Subletting is prohibited, even free of charge, under penalty of contract termination. The rented premises are for temporary residence or vacation use only, excluding any professional, commercial, or artisanal activities of any kind.
STAY
For weekly stays: Check-in is from 4:00 PM. Check-out is no later than 10:00 AM.
ARRIVAL - Inventory Check: The owner agrees to deliver the cottage in excellent rental condition and to resolve any issues as soon as possible. The tenant must verify the inventory upon arrival and report any missing or damaged items within 24 hours. Any loss or damage will result in compensation.
SECURITY DEPOSIT (OR DAMAGE DEPOSIT)
The day before the client's arrival, a security deposit (amount specified in the contract) is requested via Stripe as a credit card hold. It will be released or destroyed by the owner within 3 days after departure, deducting any costs for repairs or damages. If an inventory check cannot be done upon departure (late-night or early departure), deductions will be made based on documented damages (inventory, estimates, invoices). If the security deposit is insufficient, the client agrees to pay the remaining amount based on the owner's provided evidence. This deposit may not be used as a rent payment.
CANCELLATION POLICY
- Cancellation or modification 90 days before arrival: no fee charged.
- Cancellation or modification 60 days before arrival: deposit retained, 50% of the total reservation amount required.
- Cancellation or modification 30 days before arrival: 100% of the total reservation amount required.
- If the tenant does not arrive within 24 hours of the scheduled check-in date or shortens their stay, the contract becomes void, and the owner may re-rent the property. No refunds will be issued.
CANCELLATION INSURANCE
The tenant may take out private cancellation/interruption insurance if desired.
OWNER CANCELLATION
The owner will refund all amounts paid by the tenant.
Reduction in the number of tenants: Unless previously agreed in writing, a reduction in the number of tenants from the initial contract does not entitle a price reduction.
DAMAGES
All equipment and facilities must be used according to their intended purpose. All provided materials must be returned to their original position. The tenant is personally responsible for any damage, loss, or deterioration caused to the rental property, its contents, or any installations, whether caused by themselves, their guests, or visitors.
INSURANCE
The tenant must be covered by personal insurance or a specific contract for the stay period. Signing the contract serves as a declaration confirming compliance with this requirement. Children's play areas and the pool area are under parental supervision and responsibility. Any damage must be reported to the owner immediately. If a tenant does not follow these rules, the owner may take necessary action, including terminating the stay.
PET POLICY
Category 1 or 2 dangerous dogs are not allowed. Only one pet per rental is permitted, provided it is declared at the time of booking. The pet must not disturb other guests, must have an up-to-date vaccination record, respect hygiene rules, and be covered by the owner's liability insurance. The tenant is responsible for their pet's behavior. The owner is not liable for any pet-related incidents. If the tenant fails to comply with this clause, the owner may refuse the stay, and no refund will be issued.
END-OF-STAY CLEANING SERVICE
The end-of-stay cleaning service is mandatory and included in the rental contract.
Departure Rules:
- Kitchen area: Empty the dishwasher and store the dishes as they were upon arrival. Return cookware and appliances clean. Take out all trash.
- Empty cabinets and the refrigerator of all food items.
- Turn off refrigerators to allow defrosting.
- Return all moved furniture to its original place, both inside and outside (tables, chairs, umbrellas, lounge chairs, etc.).
- Place remote controls next to the televisions.
- Return keys to the secure key boxes.
Failure to follow these instructions will result in additional cleaning charges deducted from the security deposit.
TOURIST TAX
The tourist tax is a local fee that must be paid to the owner, who then transfers it to the local treasury.
SWIMMING POOL REGULATIONS
Two pools are available on the property. They are fenced, gated, or alarmed but are not supervised. For safety, always keep the gate closed. Do not leave toys or objects in the pool area. Close umbrellas when not in use to prevent damage from strong winds. Children must be accompanied by an adult. The owners are not responsible for any accidents.
DEPTH: 1.00 m after the stairs – 1.70 m after the black marker.
POOL HOURS: 9:00 AM – 9:00 PM
HOUSE RULES
Residents must comply with the house rules specific to the rental property.
LIABILITY
Le Bonheur dans notre Pré is not responsible for non-compliance with house rules, theft, loss, damage, equipment failures, vehicle damages, or incidents on-site.
LOST & FOUND
We are partnered with LHost, which can ship lost items upon request after payment of shipping fees.
COMPLAINTS
All complaints related to the stay must be made on-site to management to seek an immediate resolution.
If no complaint is made, the stay will be considered satisfactory.
All legal claims regarding the rental contract must be made within two months of the stay’s end. In case of dispute, the local jurisdiction applies.
